A bitter land dispute involving former SC Villa president Eng Immanuel Ben Misagga has exposed deep divisions within a Buganda clan family, with relatives accusing him of attempting to seize ancestral land in Naziba-Seguku, Makindye Ssabagabo, Wakiso district, off Entebbe Road.

At the centre of the conflict are Blocks 28 and 29, land the family says has for generations housed ancestral homes and burial grounds belonging to the Heart Clan (Ekikka Ky’Abomutima).

Now family members claim the property is under threat of being mortgaged or sold without the consent of the wider family, allegations Misagga had not responded to by the time of publication.

“This land is not for sale,” said 86-year-old Suzana Birabwa Kiiza, Misagga’s paternal aunt.

The family says that the land originally belonged to the late Peter Kiiza (their father) and was subdivided among children and grandchildren strictly for settlement and cultivation, not commercial sale.

According to several relatives interviewed, some family members allegedly sold off their portions over the years. But tensions escalated when Misagga allegedly obtained possession of the original land title, a move critics within the family say could pave the way for the land to be used as collateral for a bank loan.

Family sources claim Misagga is using the title to secure financing from Bank of Africa, raising concerns that a default could expose dozens of occupants to eviction.

Parrots Media investigations could not independently verify whether any loan application has been made or approved.

The allegations have triggered alarm within the wider family structure, with some members accusing Misaga of exploiting family divisions and his alleged political and security connections to consolidate control over the land.

One resident, who requested anonymity for fear of reprisals, claimed family members opposing the alleged sale had faced intimidation.

The source also alleged that one relative was previously jailed during earlier disputes linked to the same property.

Further investigations revealed that some disputes involving family land linked to Misagga have previously been subject to litigation, although the final outcomes remain unclear.

The controversy has also revived long-standing questions surrounding Misagga’s public profile.

Some family members questioned his use of the title “Engineer,” alleging he has never publicly disclosed his engineering qualifications or institution of study. This publication was unable to independently verify those claims.

Others accused him of using the name “Muguluma Mbazzi” in some dealings, a name certain relatives insist is not connected to their lineage.

No evidence was immediately available linking the name change to any criminal wrongdoing.

Attempts to obtain comment from Misagga were unsuccessful by press time.

However, Eddie, who identified himself as Misagga’s younger brother and caretaker of some his property, acknowledged longstanding tensions over land within the family but declined to discuss specifics.

“The family has gone through a lot regarding land conflicts,” he said briefly.

The dispute highlights a growing pattern of inheritance and clan land battles across Uganda, where rising land values around Kampala and Wakiso have intensified conflicts within families.

For the elderly occupants of the Naziba-Seguku land, however, the matter is personal.

Several descendants of the Mutima clan told this publication they fear becoming landless if the property changes hands.

“We have nowhere else to go,” one elderly family member said.

The family has appealed to the government through the Ministry of Lands headed by Minister Judith Nabakooba to intervene before they’re unlawfully evicted, and warned Bank of Africa or any financial credit and lending institutions against processing loans for Misagga while using the disputed land title.
